Deck Remodel FAQs

Do I need a permit to build a deck?

Absolutely, you will also need zoning approval to make sure your deck complies with your property coverage. After receiving zoning approval, the application goes to the building department for review. Permits for decks are mandatory to ensure that the decking is built to conforming load standards to handle large groups of people.

Can I expand my current deck?

Of course, as long as your zoning officer in your township approves of the additional size. Once the sizing is approved, the carpenter will usually have to build a new deck adjoining the old one with new footings and framing. At that point it makes sense to replace all of the wood for a more uniform look, instead of mixing old wood with new.

Which deck design works for my space?

An architect, general contractor and a landscape designer are the best professionals to create a design that works well with your space. Decks come in many forms. Some decks can be a raised deck off the second floor. Some decks can be easily constructed with just a basic platform one foot off the ground. Other decks can have an elaborate design with multiple levels and steps. Finally, you may be thinking of a platform deck, or gazebo, that may be placed off to the side of the house.

How big should I make my deck?

This usually depends on the size of the back of your house, the size of your family and what kind of furniture and appliances you’d like on the deck. Will you have a few tables, multiple chairs and a large BBQ grill? Sizing a deck is usually based upon how much space you need and how much space you have available.

Does a deck increase home value?

Yes, it certainly can increase a home’s value. A composite deck, which is virtually maintenance free, is the most desirable type of deck. Additionally, the more elaborate the deck, the more desirable it is for potential home buyers. Specialty add-ons like recessed step lights, wire or metal balusters, and railings are all great upgrades that can add value to the home.
