How to Plan a Home Remodel

We get many calls asking about our process in preparing a client for a major renovation. We aim to give our potential customers the best advice with a multi-step process in order to help them get started.


#1 Secure Funds

The first order of business is to make sure you have enough funding for the renovation. Besides money paid to the contractor, you will need to estimate out of pocket expenses as well. For example, in a bathroom renovation the contractor usually handles the construction materials while the homeowner is responsible for the tile, bath fixtures, hardware, faucets, shower door, etc. To put it simply, we're responsible for the materials that you don’t see while the customer is responsible for the materials that you do see.


#2 Work with an Architect

Now that you have set aside funds for the renovation, it is a good idea to retain the services of an architect if you have a major renovation. They’ll draw up plans according to your wishes. You will have a plan that each contractor will have access to that will allow them to successfully estimate the job by figuring the cost of all materials. Furthermore, an architect’s plan is needed to apply for building, electrical and plumbing  permits.


#3 Hire a Contractor 

Your next step is to interview a contractor, preferably one with a five star rating that has demonstrated quality work and a high rate of client satisfaction. You can also work with a local contractor that has done  work in your area. Finally, a recommendation from a neighbor or family friend is always more than welcome. In any event, due diligence is needed in order to make the best choice. 


#4 Make a Game Plan

Once you’ve made your choice, sitting down with your contractor to make a game plan is crucial. Initially a deposit is needed so he or she can start to order the materials that may take the longest time to arrive such as windows, doors and appliances. At the same time the contractor will need to apply for permits at the local building department as these may take weeks to get approved.


#5 Set Weekly Goals

Finally, the last step in planning a remodel is for the contractor to give an estimation  of the completion of the renovation as well as a projected weekly timeline of all major work. This will keep the entire crew  on track and will ensure a timely remodel.
